Booking & Payment
- Lead Booker Age: The lead booker must be 30 years old or over.
- Deposit: A 50% deposit is charged at the time of booking to secure your reservation.
- Balance Payment: The outstanding balance is payable 42 days (6 weeks) prior to your arrival date.
- Cancellation: Bookings are fully refundable up until 6 weeks prior to your arrival date (less card processing fees of 2%). 6 weeks prior to your arrival the booking becomes non-refundable — unless we are able to resell your dates, in which case a 50% refund will be given.
- Other Booking Sites: Bookings made through other sites are bound by our T&C's here, as well as their own T&C's.
- Signed Terms & Conditions: A signed copy of these terms and conditions must be returned to us prior to arrival. Access to the property may be withheld until a signed copy has been received.
Fully Refundable Security Deposit (Pre-Authorisation)
- Amount: A fully refundable security deposit of £750 applies to all bookings. This is not a charge. It is a 'hold' in case of damage.
- Pre-Authorisation: 2 days before your arrival, you will be sent a secure link to place a temporary pre-authorisation hold of £750 on a debit or credit card. This reserves the amount on your card but does not transfer any funds to us (unless there is damage over and above standard wear and tear).
- Release: The hold is released automatically 7–10 days after the pre-authorisation is placed, provided that: the property and its contents are left undamaged and in the condition in which they were found; no items are missing; no additional or excessive cleaning is required beyond normal turnaround; and no breach of the booking terms (e.g. exceeding guest numbers, unauthorised events, or smoking indoors) has occurred. The exact time for the funds to show as available again depends on your card issuer.
- Deductions: In the event of damage, loss, missing items, or additional cleaning costs, we reserve the right to capture all or part of the held amount to cover the reasonable and evidenced cost of remedying the issue. Any amount captured will reflect actual costs incurred; the remainder of the hold will be released. We will provide a breakdown and supporting evidence (such as photographs) of any deduction made.
- Completion Required: Completion of the pre-authorisation is required prior to arrival. Failure to complete it may result in access to the property being withheld until the deposit is in place.
- This security deposit is separate from, and in addition to, your booking payment and our wish / hope is to return it to you in full.
Arrival & Departure
- Check-in: Access is available from 4:00pm on your arrival day. Earlier access may be possible by prior agreement — please contact us to arrange.
- Check-out: The house must be fully vacated by 10:00am on your departure day unless an extension has been agreed with the owners.
House Rules
- No Smoking: Smoking is strictly prohibited throughout the property, including all indoor and outdoor areas.
- No Confetti or Glitter: The use of glitter or confetti (including biodegradable confetti) is not permitted anywhere in the house or grounds.
- No Amplified Live Music or Sound Systems: Amplified live music and external sound systems are not permitted at the property.
- No Large Events: The house may not be used to host large events involving people who are not part of the group staying at the house.
- No Stag Do's: We do not accept bookings for stag weekends or stag parties.
- No Food or Drink Above Ground Floor: Food and drink must not be taken above ground floor level. Carpet stains caused by guests will be chargeable.
- No Outdoor Shoes Above Ground Floor: Outdoor shoes must not be worn above ground floor level. Slippers are provided for all guests.
- Breakages & Missing Items: Breakages and missing items may be chargeable. We understand the odd plate or glass will get broken and ask guests to report any accidental damage during their stay.
Hot Tub
- Children: Children must not be left unattended in the hot tub at any time.
- No Glass: Glass is not permitted in or around the hot tub. Polycarbonate glasses are provided for use in this area.
- No Food: Food must not be taken into the hot tub.
- Topping Up: Please keep the hot tub topped up with water throughout the course of your stay.
- Showering: Please remove all body creams and moisturisers before using the hot tub.
- Cover: The hot tub cover must be put back on as soon as guests get out. Please do not leave the hot tub uncovered.
- Improper use of the hot tub will result in a fine of £250, or an amount to cover any resulting damage (eg new pump = £500).
Safety
- Emergency Exit: The emergency exit from the building is via the main staircase only.
- Fire Alarm: If the fire alarm sounds, please phone the fire brigade on 999 and congregate on the promenade over the road in front of the house.
Departure Conditions
- Tidy State on Departure: The house must be left in a tidy and reasonable condition on departure, including clearing all personal belongings, waste and recycling. Please put back any furniture, cushions or blankets moved during your stay.
- Wood Burner & BBQ: The wood burner and BBQ must be left clean on departure. A cleaning fee of £50 will be charged if left in a dirty condition.
